Dear Owners,
We are pleased to share some wonderful news with you and provide an update on the major repairs and refurbishments currently underway in our beautiful community!
The January Special Assessment was a challenge for all of us, but it has put Island Pointe in a solid financial position. We are now well-equipped to fund our reserves, complete critical construction projects, and get ahead of our insurance costs. At this time, the Board has no plans for another special assessment or to increase the monthly assessment. We will also continue to seek opportunities to reduce our budget while maintaining the high standards of our community.
We are happy to report that we successfully bound our 2025 insurance renewal policies yesterday-achieving over $130,000 in savings compared to last year and coming in well under budget.
We have partnered with Aon, the global leader in commercial insurance, as our exclusive broker of record. Aon secured outstanding coverage at excellent pricing and will provide us with a dedicated advocate team to assist in the event of a claim-an essential resource that can make the difference in successfully collecting on claims, a growing challenge for many condominium associations.
Even better, we avoided paying $27,000 in interest this year, as the January Special Assessment allowed us to fully fund the premiums without taking out a loan. The Board will present the final insurance accounting and discuss options for any surplus funds, including applying it to future monthly assessments or next year's insurance premiums.
A special thanks to Mr. Don Burns for his outstanding leadership on the Insurance Committee, and to all committee members who worked diligently for seven months to find us this exceptional solution!
Underway! Materials were delivered onsite today, and repairs to the south storm drainpipe and retention wall will begin tomorrow. Construction fencing installation along the North Sea Wall will follow shortly after.
As previously shared, this project is fully funded by the January Special Assessment. We're excited to restore our beautiful river boardwalk-expected within 60 days. According to our marine engineer, this "build back better" approach will add more than 25 years of useful life.
The marine engineer's report is now available online and outlines a phased Sea Wall Replacement & Mitigation Plan. The Sea Wall Committee has collaborated closely with the engineer to provide Island Pointe with a detailed cost estimate and implementation timeline designed to spread costs over 5-8 years, minimizing the likelihood of future special assessments-especially in the event of storm damage.
Further discussion, including updated bids and accounting, will take place in upcoming board meetings and a Town Hall Meeting with the marine engineer.
The new anticipated start date for concrete repairs and full replacement of our two Sports Decks is May 15, 2025, although this could begin earlier depending on contractor availability.
This project is also funded by the January Special Assessment. After adjusting the scope in collaboration with the structural engineer and restructuring provider contracts, we are optimistic the project could be completed under budget. Final job-cost accounting will determine if a surplus remains.
We look forward to reopening the Sports Decks in August 2025-or sooner!
This renovation includes resurfacing, tile replacement, and more durable materials that will improve aesthetics, extend life, and reduce maintenance costs.
No special assessment is needed, as this project is fully funded through our Traditional Reserves.
