SPECIAL ASSESSMENT NOTICE
THE WINDJAMMER CONDOMINIUM ASSOCIATION OF COCOA BEACH, INC.

Last night, the Windjammer Condominium Association board of directors voted to approve an assessment for the concrete restoration project, which is projected to begin in or around April – May 2025. The total amount of this project is $905,000.00. The Association Reserves of $317,000.00 will be applied. This brings the funding amount of $590,000.00 to the owners to fund. The Special Assessment is $12,250.00 per unit. This will be broken up into two payments of $6,125.00.
The payment schedule will be as follows:
First payment of $6,125.00: February 28, 2025
Second payment of $6,125.00: April 30, 2025
Work is estimated to start in April- May 2025 and take a proposed 280 workdays, weather permitting. (eight (8) months)

Approved 2025 Budget & Monthly Fee Increase Notice

Dear Windjammer Owners,
Your community has adopted the budget for the 2025 calendar year. The new maintenance fee will be $736.00, and the new monthly fee of $736.00 will begin January 1, 2025.
Please make the necessary changes to your bill pay with your bank. You will not need to do anything if you are currently signed up for the ACH payments with our Vantaca software. The amount will be automatically changed to pull out the correct amount of $736.00 per month.
