Hello Windjammers!

The time has finally arrived for our Concrete Restoration Project to begin.  Crews will begin mobilizing to deliver and set up scaffolding on Monday March 31st.  Please remove all vehicles from the designated “No Parking” areas by the preceding weekend.

The project will begin on the South side of the building at the unit balconies, and they anticipate working on 1 to 2 stacks at a time.  The current estimated time per stack is 4-6 weeks, but this will be adjusted after they see how long the first couple take.  Do not plan on using your balcony during the time your stack is being worked on.

The flooring contractor will be following the schedule below to remove the existing coating from the balcony and walkway floors.  It is imperative that each unit has shutters up and belongings removed from their balconies prior to your scheduled flooring day.  If the contractor needs to open shutters and remove contents, it will delay the project, and additional fees will be charged back to the unit owner.  In addition, the contractor or Association will not be held liable for any damages.  If you cannot be available to allow the contractor access to your unit, a Board member will open your unit and provide access for them.

The current floor coating removal schedule is as follows:

April 4th -      6th floor balconies

April 5th -      6th floor walkways

April 11th -   5th floor balconies

April 12th -     5th floor walkways

April 18th -     4th floor balconies

April 19th -     4th floor walkways

April 25th -     3rd floor balconies

April 26th -     3rd floor walkways

May 2nd -     2nd floor balconies

May 3rd -     2nd floor walkways

May 9th -       1st floor balconies

May 10th -     1st floor walkways

As the project progresses, we will send out periodic updates.  The current scheduled time frame for the project is 7-9 months.  Due to the nature of the project, we must follow the contractor’s schedules.  Requests to skip units or stacks due to rentals or other reasons cannot be accommodated.

This project will conclude a long string of consecutive projects to improve our building.  We thank everyone in advance for their patience and assistance in allowing the contractors to complete their work.  The more we stay out of their way, the quicker this project will be complete.

Approved 2025 Budget & Monthly Fee Increase Notice 

 Dear Windjammer Owners, 

 Your community has adopted the budget for the 2025 calendar year. The new maintenance fee will be $736.00, and the new monthly fee of $736.00 will begin January 1, 2025. 

Please make the necessary changes to your bill pay with your bank. You will not need to do anything if you are currently signed up for the ACH payments with our Vantaca software. The amount will be automatically changed to pull out the correct amount of $736.00 per month.

 As a reminder, owners can update their mailing addresses, change email addresses, and even control their auto payments from the Vantaca owner’s portal. Owners are encouraged to check their information to be sure it’s correct in our system.
